About Emmbrook Court

Emmbrook Court is located in the Earley area about five miles from Reading town centre. The Court is close to the Shinfield Road where there is a Post Office and a range of small local shops. Buses to Reading run frequently and the bus-stop is near to Emmbrook Court. Emmbrook Court is bordered by an area of natural woodland with some fine and unusual specimen trees. The Court is set around landscaped gardens, the centrepiece of which forms a croquet lawn.

There are forty-six apartments on three floors and there is ample car-parking space at the front of the grounds. Emmbrook Court has an interesting social programme which includes various outings and theatre visits as well as bridge, chess and scrabble on a regular basis.

Emmbrook Court was built in 1990. The original leases were granted for 99 years but the actual period available will depend on the current date and whether any past owner has extended the lease.

Emmbrook Court Facilities

The design of Emmbrook Court combines style with ease of use and mobility, all floors are accessible by stairs or lift so that even those who need to use a wheelchair can live independently in any part of the building. Conveniently placed electrical sockets reduce the need to bend or overstretch and an emergency call system is installed with pull cords in every room of the development. In addition to the private apartments, there are a number of communal areas in the Court available for use by all Owners.

Garden

Emmbrook Court possesses its own communal gardens, shrubs and planters throughout the courtyards and grounds, that belong to all the Owners and are maintained by a gardener and/or Owners themselves. A consultative gardening committee will be set up if sufficient Owners are willing to contribute to its work.

Laundry

As an alternative to Owners’ own laundry facilities, the Court has its own communal laundry room. It comes fully equipped with token-operated commercial washing and drying machines. The proceeds that come from use of the equipment belong collectively to the Owners’ funds. If desired, Owners’ washing can be done in the laundry by the Housekeeping Assistants, for which a charge will be made.

Communal Areas

Emmbrook Court has a communal lounge that is the hub of many of its social activities and weekly events from whist to keep fit. The Court Manager will be able to provide a copy of the monthly social programme. In addition to the Lounge, there is a communal conservatory available for use by all Owners. Emmbrook Court also features a hobbies room where Owners can take part in a number of activities including board games, card games, art and craft. The hobbies room is also used for meetings of either the Court management company or local clubs and societies of which Owners are members.

Guest Suite

Visiting relatives or friends of Owners can be accommodated in our extremely comfortable, guest suite and provided with breakfast. Economically priced and benefiting from the Court’s advantageous proximity to local attractions and public transport, staying at Emmbrook Court is a wonderful way to explore the local sights and sounds.

Meals

Court has its own communal restaurant/dining room that provides a substantial meal every day, usually at lunchtime. Meals are not included in the service charge but are available at cost to all Owners. Meals will be taken on a tray to anyone who has requested one and is too unwell to leave their apartment. Guests are always welcome and any special dietary requirements are catered for. Evening meals and themed dinners are regularly held at the Court and light suppers can be arranged if requested.

Housekeeping/Staffing

There are many more staff than are generally found in traditional sheltered housing. A Manager and team of Duty Managers work in shifts and somebody is always present, twenty-four hours a day. The monthly service charge covers the cost of external maintenance and upkeep of the grounds, one-and-a-half hours of domestic assistance per week per individual property, as well as an hour per property devoted to the cleaning of the communal areas.

Social Activities

Emmbrook Court maintains a regular series of events on its social calendar, that covers diverse interests. Each social activity is instigated and organised by an individual interested in that activity, who may get a group to help. All Owners are encouraged to initiate or get involved in meetings of groups who share their interests. The following is a list of such activities currently taking place. Each activity is normally self-financing and the treasurer of the Social Fund must be consulted if a subsidy is desired for start-up costs. The Social Fund has been accumulated over the years from generous donations and any profits (usually small) that may accrue from these activities, which charge for attendance.

  • Scrabble – Wednesdays from 2:15pm
  • Tai Chi – Mondays 10-:30am 11:15am
  • Talks – Tuesdays 7pm as arranged
  • Religious Services – Every 4th Wednesday in the month
  • Play Reading – Every 1st Friday in the month.
  • Film Club – As arranged
  • Occasional Parties – As arranged

Tea is served free, each day in the lounge at 4:15pm
Coffee mornings are held every Monday at 11:15am, following Tai Chi.
